What is a Double Closing?

A double closing is a pair of back-to-back real-estate closings that happen on the same day.

First, Party A - the seller, sells the property to the buyer - Party B, under an A-B contract.

Then, as soon as the closing is complete, Party B, immediately resells it to an end buyer under a B-C contract.

What is a Seller Carryback?

Most investor loans still ask for 20% down. With the Seller Carryback strategy, that amount doesn’t come from your own pocket or an expensive gap lender—it instead comes from the equity which the seller had built up an would (in a traditional purchase) have taken as cash.

You keep your liquidity for renovations or the next deal, the seller earns interest on money that would have been cashed out, and the first-position lender is fully secured because the total combined loan-to-value is unchanged.

How much do you charge for a Double Closing?

Our rates for double closings are 1% or $1,000 (whichever is greater) for deals under $1M. Rates vary for amounts higher than $1M.

How much do you charge for a Seller Carryback?

Our rates for seller carrybacks are 1.5% or $2,000 (whichever is greater) for deals under $1M. Rates vary for amounts higher than $1M.

Do you fund Earnest Money Deposits (EMD)?

We do not fund EMD but press here and we can put you in touch with providers who do.

What is the maximum you can fund and how quickly can you fund?

We fund requests up to $1M within a 24-48 hour period and transactions over $1M may need 1-2 weeks based on the amount.
